According to our research, there is no zoning in Morgan County. Please note that, given the proximity to the river, this property is likely not buildable and would be best used as a recreational property. It is in the AE – Regulated Floodway zone.

Are there any improvements on the lot? No, the lot is vacant. 

What utilities are available?  Water and sewer would need to be a well and septic system. Usually, a minimum of two acres is needed for a septic system, but the two acre minimum is waived for subdivisions created before 2008, such as this one.

Can you build on the property? Please contact Morgan County for more information on obtaining a building permit. Based on our research, we believe it would be hard to build on the lot given its size and proximity to the river, but the lot would make a nice camping spot.

What kind of deed will I receive? You will receive a special warranty deed, which means the seller is guaranteeing that the property wasn’t encumbered during the time of his/her ownership.

How many people can be included on the deed? You can have as many people listed on the deed as you would like.

Can the deed be made out to an LLC? Yes, the deed can be made out to an LLC or corporation.
